Rental Criteria
TENANCY CRITERIA(Effective: 01/01/2025)
You will be asked to confirm reading these in the application process.
APPLICATION PROCESS
• Application Fee: as displayed in the system per adult (18+) and each cosigner. This fee is non-refundable and covers background, credit, rental, and income verification.
DOCUMENTATION REQUIRED
To verify income, applicants must provide one or more of the following:
• 2 months of recent pay stubs, 2 months of bank statements
• Prior year W-2 or 2 years’ tax returns if self-employed
• Job offer letter for new employment
• No screenshots will be accepted
VALID GOVERNMENT-ISSUED IDENTIFICATION, such as:
• State-issued driver's license
• State-issued identification card
• U.S. passport or passport card
• Permanent Resident Card (Green Card)
• Military ID
• Foreign passport with valid U.S. visa
ANTI-DISCRIMINATION We comply fully with all federal, state, and local fair housing laws. No applicant will be denied housing based on race, color, national origin, religion, sex, familial status, disability, marital status, age, sexual orientation, gender identity, veteran status, or any other protected class.
QUALIFICATION STANDARDS
Full Approval (No-Cosigner Required) Applicants who meet all of the following criteria may be approved:
• Income: - Gross monthly income is at least 3x the rent
• Credit: - Minimum credit score of 621 - No recent bankruptcies (none within 7 years) - No collections from landlords or utility companies
• Rental History: - Minimum of 12 months positive, verifiable rental history from a non-family landlord - No evictions, unpaid rent, lease violations, or notices to vacate due to non-compliance
• Criminal History: - No convictions for violent, sexual, or drug trafficking/manufacturing offenses - Not listed on the sex offender or OFAC/terrorist registries
Conditional Approval (Cosigner May Be Required)
Applications may still be approved with conditions under the following:
• Income between 2x–3x the rent • Credit score between 520–620
• Open or recently discharged bankruptcy
• At least one account in collections (excluding medical or student debt)
• Landlord judgment within last 5 years
• Less than one year of rental history
• Non-violent or non-fraud criminal history
Denial Criteria
Applications may be denied for the following:
• Income is less than 2x the rent
• Credit score below 520 or no verifiable credit history
• Accounts in collections related to housing or utilities
• Unverifiable or false information on the application
• Negative rental history, including: - Eviction within the past 7 years - Unpaid rent or balances owed to a landlord - Lease violations or unauthorized occupants/pets - More than two NSF checks in the last 18 months
• Criminal convictions within the past 7 years for: - Violent crimes - Sexual offenses - Weapons charges - Drug manufacturing/trafficking
CO-SIGNER GUIDELINES
A cosigner may be accepted to support an application if one or more criteria are not fully met.
• Cosigner must reside in the U.S. (excluding Texas)
• Minimum credit score: 700 • Monthly gross income: at least 3x the monthly rent
• No bankruptcies within the last 7 years • Proof of income (e.g., 3 months of paystubs or bank statements) is required
Cosigner assumes financial responsibility if the tenant defaults
ADDITIONAL TERMS
• By applying you confirm that you have viewed the lot and/or home.
• Misrepresentation or failure to disclose required information may result in automatic denial or lease termination.
